Commercial Construction Project Manager – Owner/Developer Cabarrus/Rowan County & Greater Charlotte Area, NC$90,000–$115,000 base + performance bonuses
About Us:
We are a growing real estate development and construction company based in Kannapolis, NC. We acquire, develop, build and operate commercial and mixed-use properties throughout the greater Charlotte region.
The Role:
We build for our own portfolio, not for third-party clients. You will manage commercial projects, generally $1M–$4M, from preconstruction through closeout. You will be onsite during active construction, manage subcontractors directly, and be accountable for schedule, budget, quality and communication.
Responsibilities:- Preconstruction & Planning
- Cost Estimation - probable cost estimate pre-construction
- Develop master schedules and weekly two-week look-aheads
- Solicit and analyze bids; negotiate subcontractor and vendor pricing & scopeg
- Manage procurement and material lead times
- Budget & Cost Control
- Manage budgets, commitments and cost-to-complete forecasts
- Identify, document and manage Change OrdersField Execution
- Maintain a strong onsite presence during active projects
- Hold subcontractors accountable for schedule, quality and completion
- Plan around weather, permitting, inspection and material delays
- Maintain NC Building Code compliance, a high first-pass inspection rate and OSHA safety practices
- Coordination & Closeout
- Coordinate architects, engineers, consultants, subcontractors and suppliers
- Work with municipalities on permits, inspections and approvals
- Manage punch lists, Certificate(s) of Occupancy and closeout
- ReportingReport weekly to ownership on schedule, budget, risks, decisions needed and upcoming milestones
- Portfolio Projects
Manage multiple capital projects across our portfolio when major projects don’t need full-time onsite.
Qualifications:- 5+ years of direct commercial construction experience
- Site-Work & M.E.P. experience
- Experience with subcontractor management, bidding, scheduling, job costing, plan/spec review, change orders, permitting, inspections and closeout
- Procore, Smartsheet, Buildertrend, Microsoft Project or similar preferred
- Superintendents or APMs already performing PM duties are encouraged to apply

Compensation & Benefits:
$90,000–$115,000 Performance bonus contingent on completion schedule, final project cost, inspection performance and closeout
