About Modutize At Modutize, we don't just design buildings; we design the systems that make buildings manufacturable. We are a small, nimble team of problem-solvers obsessed with optimizing the built environment through product design, design automation, and advanced technology. I. Role Objective We are looking for a Project Manager with 5–10 years of experience to lead the implementation side of Modutize's projects. You will take modular housing projects from design through approval, managing California HCD factory-built housing submittals and local building permits, and you will build and run the schedules that keep our team, manufacturers, consultants and clients aligned. You will work closely with leadership and grow into owning project delivery from start to finish. II.
Key Responsibilities:
Schedule Management: Create and maintain project schedules covering design, permitting, factory production and site milestones. Track dependencies, flag risks early and keep every party working to the same dates.
HCD Permitting: Prepare, submit and track plan approval packages for California HCD's Factory-Built Housing program. Coordinate responses to plan check comments with designers, engineers and HCD-approved third-party agencies.
Local Permits: Manage local building permit applications for site-built scope, including foundations, site work, utilities and module set. Coordinate the interface between HCD-approved modules and local jurisdiction review.
Permit Drawing Coordination: Coordinate and QA permit drawing sets with our designers, engineers and consultants so every submittal is complete, consistent and on time.
Stakeholder Coordination: Run project meetings with clients, manufacturers, general contractors and consultants. Keep the decisions, RFI and open-items logs current.
Document Control: Maintain submittal logs, permit records, approvals and correspondence so project status is always current and easy to audit.
Scope & Budget Tracking: Track hours, fees and scope against each contract, and raise change requests early.
III. Required Skills & Qualifications
Experience:
5–10 years of professional experience in architecture, construction or project management, including at least 3 years managing projects through permitting.
Permitting Knowledge: Direct experience obtaining building permits in California. Experience with HCD Factory-Built Housing approvals is strongly preferred.
Scheduling: Proficiency building and managing schedules in Notion..Drawing Literacy: Able to read and review architectural and structural drawing sets. Revit experience is required.
Soft Skills: Clear, organized written communication. We are a remote team and communicate constantly over chat.
Preferred: Experience on modular, offsite or industrialized construction projects.
Work Authorization: Must be legally authorized to work in the US.IV.
Compensation & Benefits
Salary: $116,000 – $139,000 (based on experience in permitting and project delivery).
