Residential Maintenance Technician II

Invitation Homes seeks a Maintenance Technician II to support our single-family rental portfolio. In this role, you will perform intermediate-level maintenance, repairs, and troubleshooting on homes and related systems, including HVAC, plumbing, electrical, carpentry, and appliances. You’ll complete work orders, conduct inspections, and ensure homes are safe, functional, and move-in ready. Work includes emergency and scheduled maintenance, vendor coordination, and detailed documentation. You’ll interact with residents and team members, upholding our performance-driven, service-oriented culture and contributing to a high-quality living experience in our communities. Perform intermediate-level maintenance and repairs on single-family rental homes Troubleshoot and repair basic HVAC, plumbing, electrical, carpentry, and appliances Complete and document work orders accurately and in a timely manner Conduct routine and move-in/move-out inspections to ensure home readiness Respond to emergency maintenance requests, including after-hours as needed Coordinate with vendors and contractors for specialized repairs Maintain tools, equipment, and vehicle in safe, operable condition Follow safety protocols, company policies, and applicable codes Communicate professionally with residents and internal teams Support continuous improvement in maintenance processes and resident experience Residential maintenance HVAC troubleshooting Basic plumbing repair Basic electrical repair Carpentry and drywall repair Appliance repair Work order management software Building and safety codes Vendor coordination Customer service Medical Insurance Dental Insurance Vision Insurance 401k HVAC/EPA Section 608 certification preferred Trade certifications in plumbing, electrical, or carpentry a plus Valid driver’s license with acceptable driving record OSHA safety training preferred
