Role summary:
Limitless Designs And Construction Inc. seeks an Owner's Project Manager to oversee warehouse and office renovations in the NY/NJ metro area, managing the GC and architect under AIA stipulated-sum contracts from permitting through closeout. Typical scope: roofing and steel deck, MEP, fire protection, interior fit-out, and sitework. Reports to the President.
Key responsibilities:
Drive permitting (NJ UCC / NYC DOB) and close Owner-side items the GC excludes: hazmat survey, builder's risk, testing, zoning.
Approve the GC's schedule of values, baseline schedule, submittals, and insurance before mobilization.
Run weekly OAC meetings and maintain RFI, submittal, and action logs.
Track the critical path and verify field quantities against contract scope and unit prices.
Review roofing and MEP work for quality, warranty compliance, and scope gaps between trades.
Review monthly G702/G703 pay apps, manage allowances, contingency, and change orders, and collect lien waivers.
Report monthly to the Owner on budget, forecast, schedule, and risks.
Manage punch list, inspections, CO, warranties, and closeout documents.
Required qualifications:
6+ years managing commercial construction, owner's-rep or GC PM side, including warehouse or industrial renovation.
Working knowledge of NJ and NY permitting, inspections, and CO process.
Fluent in AIA A101/A201, pay apps, change orders, allowances, and lien waivers.
Hands-on judgment in roofing and steel deck, fire protection, HVAC, electrical, plumbing, and sitework.
Reads architectural and MEP drawings; checks GC proposals for scope and exclusions.
Proficient in Excel, MS Project or P6, Procore, and Bluebeam.
Preferred:
Degree in Construction Management, Civil Engineering, or Architecture; PMP or CCM a plus. OSHA 30.
