Mechanical Estimator

Responsibilities: Own estimates from drawing and specification review through final proposal and turnover to Operations. Develop labor, material, equipment, subcontractor, and general conditions pricing. Prepare conceptual budgets, rough order of magnitude estimates, design-development pricing, hard bids, and GMP validations. Review scope completeness, project phasing, schedules, site logistics, constructability, and contract risks. Solicit and level vendor and subcontractor quotes; develop clarifications, exclusions, alternates, and contingency recommendations. Support value engineering, lead bid reviews, and communicate procurement and buyout considerations. Mentor junior estimators and strengthen estimating standards and historical cost data.

Qualifications: 5+ years of mechanical, plumbing, or MEP estimating experience, with demonstrated ownership of complex estimates. Strong understanding of HVAC and plumbing systems, installation methods, labor productivity, and cost development. Advanced proficiency with estimating and takeoff software, estimate recaps, and quote leveling. Ability to explain pricing assumptions and scope to clients, general contractors, design teams, and Operations. Design-assist, negotiated project, and design-phase estimating experience strongly preferred.
