11 North is a growing retail real estate investment platform focused on acquiring, operating, and creating value across high-quality retail assets. In partnership with institutional capital providers, including Bain Capital, we are building a nimble, entrepreneurial firm with a long-term investment approach and a strong operational foundation.
Position Overview:
We are seeking a Transaction Manager to run due diligence and closings across our acquisitions, financings, and dispositions, and to own the legal and document work that keeps deals and the portfolio moving. This person is the connective tissue between our investment team, outside counsel, lenders, title, and third-party advisors: tracking every open item, pushing counterparties to deadlines, and making sure nothing falls through the cracks between LOI and post-closing. Beyond live deals, the role reviews NDAs and routine contracts, abstracts retail leases, supports lease administration, and builds the checklists, templates, and trackers that make our transaction process repeatable as the platform grows.
Key Responsibilities:
Own the diligence process for each live transaction from signed LOI through closing, including kickoff, request lists, workstream assignments, and weekly status updates to the deal team.
Build and maintain deal-level diligence trackers, critical-date schedules, and open-issues lists; follow up with sellers, brokers, and advisors until every item is received and reviewed.
Manage third-party reports (title, survey, zoning, PCA, environmental, appraisal) from engagement through delivery, and flag exceptions and risks to the investment and legal teams.
Organize and control virtual data rooms, both incoming seller data rooms and our own for lenders, partners, and buyers.
Run UCC, lien, litigation, entity-authority, and public-record searches and summarize findings.
Drive closing timelines against PSA and loan deadlines, including deposits, diligence period expiration, extension notices, and closing dates.
Coordinate with outside counsel, title, lenders, and escrow on closing checklists, signature packages, funds flow, recording, and deliverables.
Prepare and track transaction documents such as estoppels, SNDAs, assignments, entity resolutions, incumbency certificates, and closing certificates.
Manage post-closing items, including document distribution, closing binders, tenant notices, and the handoff to asset management, leasing, and accounting.
NDAs, Contracts & Legal Support:
Review, mark up, and negotiate NDAs and confidentiality agreements against firm standards; elevate non-standard terms to leadership or outside counsel.
Maintain the firm's NDA and contract log, standard forms, and execution records.
Support review of vendor, broker, and service agreements, access agreements, and other routine contracts.
Coordinate with outside counsel on scope, turnaround, and budget for transaction and portfolio matters.
Lease Review & Administration:- Review and abstract retail leases, amendments, guaranties, and estoppels, capturing rent, options, CAM, exclusives, co-tenancy, use restrictions, and other provisions that affect cash flow and value.
- Prepare lease abstracts, lease-risk summaries, and critical-date calendars for investment committee and asset management.
- Support leasing and asset management with notices, consents, renewals, and tenant correspondence, and keep lease files current in VTS.Process & Systems
- Build and continuously improve standard transaction checklists, trackers, templates, and naming conventions across deals and the portfolio.
- Maintain organized, accessible electronic legal and lease files and document-retention practices.
- I dentify bottlenecks in the deal process and propose practical fixes that save the team time.
